La Madrugada began with a family, not a development. After living in Nueva Andalucía for almost thirty years, Henry decided to build one final home on the plot where his family has lived since 2005. Together with his son Hugo, he chose to build two villas side by side. One will become their own family home. The other is the only one being offered for sale.

La Madrugada was never conceived as a typical development. It was designed as a home for a family who intended to live here for decades.

NMOBE approached it as a single residence rather than a product, shaping every space around how the house would actually be experienced. The villa unfolds across three floors connected by a lift, with no internal steps or thresholds. The living areas, terraces, garden and pool all sit on the same level, while floor recessed sliding doors allow the boundaries between inside and outside to quietly disappear.

The entire valley-facing façade opens towards uninterrupted views of Golf Valley and La Concha. From the moment you arrive, a linear water feature draws you through the house before extending seamlessly into the pool, creating a visual connection that runs from the entrance to the horizon.

Behind the architecture is the same long-term thinking. The structure is built using the SISMO construction system, a monolithic reinforced concrete method chosen for its strength, acoustic performance and thermal efficiency over conventional construction.

Completion is scheduled for October 2026. The structure is already complete, the interiors are now being finished, and the villa can already be experienced in person.

Las Brisas wasn't built overnight, and it couldn't be recreated today. For decades, it has been the residential heart of Nueva Andalucía. Today, almost every plot has already been developed, which means new homes only become possible when an older one is replaced. Strict planning regulations limit each plot to 20% building coverage and a maximum height of seven metres, preserving the openness that defines the area. The views across Golf Valley towards La Concha aren't unique to this villa. They're part of what makes this address so enduring. Some locations become more valuable because they're improved. Las Brisas becomes more valuable because it can no longer be recreated.
